Une part importante de son capital \u00e9tait d\u00e9j\u00e0 pass\u00e9e dans le terrain, les mat\u00e9riaux et les corps de m\u00e9tier. Il \u00e9tait bien avanc\u00e9 dans la construction quand les chiffres sont venus \u00e0 manquer, pas de beaucoup, mais assez pour qu'il lui faille du capital suppl\u00e9mentaire afin de terminer selon l'\u00e9ch\u00e9ancier initial.<\/p><p dir=\"ltr\">Quand il a commenc\u00e9 \u00e0 examiner les options de financement, les r\u00e9ponses \u00e9taient co\u00fbteuses. Ajouter un financement de construction en cours de chantier veut g\u00e9n\u00e9ralement dire s'adresser \u00e0 un pr\u00eateur priv\u00e9 ou \u00e0 une soci\u00e9t\u00e9 de placement hypoth\u00e9caire. Les deux sont des sources l\u00e9gitimes de capital en milieu de construction, et les deux co\u00fbtent nettement plus cher qu'un pr\u00eat conventionnel. Le prix refl\u00e8te le risque\u00a0: une construction inachev\u00e9e est difficile \u00e0 \u00e9valuer, et ce n'est pas un dossier que la plupart des pr\u00eateurs conventionnels sont \u00e9quip\u00e9s pour traiter. Le client avait accept\u00e9 que le dossier s'en allait par l\u00e0. Le projet \u00e9tait en milieu de construction, et c'\u00e9tait le probl\u00e8me. Mais le terrain en dessous, lui, ne l'\u00e9tait pas. Il avait \u00e9t\u00e9 achet\u00e9 comptant, il \u00e9tait d\u00e9tenu au nom du client et il n'y avait aucune hypoth\u00e8que dessus. Ce d\u00e9tail comptait.<\/p><p dir=\"ltr\">Certains pr\u00eateurs conventionnels acceptent d'accorder une hypoth\u00e8que sur la seule valeur du terrain, et non sur le projet de construction ou sur la maison projet\u00e9e. Ce qui int\u00e9resse le pr\u00eateur, c'est la valeur du terrain et ce qu'il peut garantir sur cette valeur. La structure \u00e0 moiti\u00e9 b\u00e2tie au-dessus ne fait pas partie de l'\u00e9quation.<\/p><p dir=\"ltr\">Une \u00e9valuation du terrain \u00e9tait la voie \u00e0 suivre. Une fois que nous avions une valeur de terrain d\u00e9fendable, un pr\u00eateur conventionnel acceptait d'accorder une hypoth\u00e8que allant jusqu'\u00e0 80\u00a0% de cette valeur, \u00e0 des taux conventionnels. Le capital suffisait pour terminer le projet.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-2a8c8a3 e-flex e-con-boxed e-con e-parent\" data-id=\"2a8c8a3\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-e63c562 elementor-widget elementor-widget-image-box\" data-id=\"e63c562\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"image-box.default\">\n\t\t\t\t\t<div class=\"elementor-image-box-wrapper\"><div class=\"elementor-image-box-content\"><p class=\"elementor-image-box-description\">Ce que nous avons fait.<\/p><\/div><\/div>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b3c80de elementor-widget elementor-widget-text-editor\" data-id=\"b3c80de\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p dir=\"ltr\">Nous avons plac\u00e9 le dossier chez un pr\u00eateur conventionnel dont le programme standard comprend le financement sur la valeur du terrain. Le terrain a \u00e9t\u00e9 \u00e9valu\u00e9, le dossier a \u00e9t\u00e9 structur\u00e9 proprement, et l'hypoth\u00e8que a cl\u00f4tur\u00e9 \u00e0 des taux conventionnels. Le client a utilis\u00e9 les fonds pour terminer la construction selon son \u00e9ch\u00e9ancier initial.<\/p><p dir=\"ltr\">Une fois le projet essentiellement termin\u00e9, nous sommes pass\u00e9s \u00e0 l'\u00e9tape suivante. Nous avons refinanc\u00e9 l'ensemble du projet en hypoth\u00e8que conventionnelle sur une maison achev\u00e9e. Le pr\u00eat sur la valeur du terrain a \u00e9t\u00e9 rembours\u00e9 par le refinancement, et la nouvelle hypoth\u00e8que a \u00e9t\u00e9 plac\u00e9e \u00e0 des taux conventionnels sur la valeur \u00e9valu\u00e9e de la propri\u00e9t\u00e9 termin\u00e9e, nettement sup\u00e9rieure \u00e0 celle du terrain seul.<\/p><p dir=\"ltr\">Deux \u00e9tapes\u00a0: le financement du terrain pendant la construction, puis un refinancement conventionnel une fois les travaux termin\u00e9s. L'hypoth\u00e8que sur la maison termin\u00e9e est structur\u00e9e comme n'importe quelle hypoth\u00e8que conventionnelle sur une propri\u00e9t\u00e9 achev\u00e9e.<\/p><p dir=\"ltr\">Les \u00e9l\u00e9ments qui ont fait fonctionner ce dossier n'avaient rien d'inhabituel en soi. Un terrain libre d'hypoth\u00e8que, le bon moment, et la volont\u00e9 de voir le dossier comme deux \u00e9tapes de financement distinctes. Ce client avait \u00e9t\u00e9 positionn\u00e9 comme ayant besoin d'un financement de construction sur un projet partiellement b\u00e2ti, ce qui co\u00fbte cher. Cette position n'\u00e9tait pas d\u00e9raisonnable, mais ce n'\u00e9tait pas la seule possible.<\/p><p dir=\"ltr\">Le travail, dans un dossier comme celui-l\u00e0, consiste \u00e0 se demander ce qui est aussi vrai de la situation. Un terrain libre d'hypoth\u00e8que est un actif diff\u00e9rent d'une construction inachev\u00e9e, et il peut se financer diff\u00e9remment.
