About Structure Mortgage.

The practice

What Structure Mortgage is.

A mortgage practice built on one conviction: the largest debt most people will ever carry deserves more than a rate quote.

Structure Mortgage operates under BRX Mortgage Inc. in Ontario and BRX Hypothèque inc. in Quebec. BRX is the brokerage. It holds the licence, the compliance, and the oversight. Structure is the practice within it, with its own standards for how the work gets done. The arrangement is deliberate. BRX’s model gives experienced brokers room to run a practice to their own standard, and this practice holds that standard higher than the licence requires.

The standard is simple to state. We do deep analysis before any recommendation. We give honest counsel, including the recommendations we don’t make. We stay involved beyond closing, because a mortgage that lasts 25 years lives inside a life that changes every three to five. And we give every file the same time and attention, whatever its size.

None of this began with the name. The practice worked this way for years before it was called anything. Structure Mortgage is what it is called now, so the standard can outlast any one broker, in either language, in Ontario and in Quebec.

Étienne Goudreau

Founder & Mortgage Broker

The experience behind the practice.

Responsible Officer, BRX Hypothèque inc. (Quebec)

Background disciplines: residential and commercial mortgages, appraising, financial strategy, teaching.

Since 2007, Étienne has worked across five disciplines: residential mortgages, commercial mortgages, appraisal, financial strategy, and teaching. Residential mortgages are the core of the work. The other four were chosen because each one sharpens it. Appraisal trains the eye for property value. Commercial work teaches how to read complexity. Financial strategy keeps the mortgage inside a larger plan. Teaching trains the part of the work clients feel most: the explanation.

Étienne taught finance, marketing, and client relations, and that training shapes how Structure Mortgage communicates. Complex decisions are explained in plain language, not because the work is simple, but because clients make better decisions when they understand what they are agreeing to.

After years of practicing the same approach, Étienne built Structure Mortgage to give the method a name and a home, so the work could be carried by a practice with a standard, not just a broker with a reputation.

The clients who came to him over those years usually arrived with a number. They knew what they qualified for. What they wanted to understand was what was possible, how to do it, and what made sense for the property, the cash flow, and the years ahead. Structure Mortgage exists to answer those three questions, honestly and with every option on the table.

Outside the practice, Étienne is a dad of three: a boy and twin girls. Winters go to skis, the rest of the year to the bike and the trails. He builds off the clock too: a woodworking shop at home, and a standing family title, Mister Fix It, earned one repair at a time.

Practice operations & client care

Background disciplines: retail management, human resources, business administration

Cheryl brings a background in operations, client relations and team management to her role at Structure Mortgage. Years of experience leading teams, managing performance and overseeing day-to-day operations built the organizational and communication skills that translate directly into supporting clients through a complex process.

She holds an Advanced Diploma in Executive Business Administration and a Certificate in Human Resources. Her training in finance, operations and client relations informs how she manages the administrative side of the practice, keeping files organized, clients informed and the process moving efficiently.

Cheryl is the first point of contact for many clients at Structure Mortgage. She understands that a mortgage file involves real people making significant decisions, and she brings the same care and attention to that role that she has brought to every position she has held.

Outside of work, Cheryl is a busy mom of three. With all three kids playing hockey, evenings and weekends are spent at the rink, which by all accounts she would not have any other way.

The bilingual practice.

English and French are both working languages at Structure Mortgage, held to the same standard across every part of the practice.

Étienne holds a licence in Ontario and a certificate in Quebec. He pursued the Quebec credential for a specific reason: many of the clients Structure Mortgage serves live in the Ottawa Outaouais region, where the provincial border runs through the middle of daily life. Working in one province while living in the other, holding property on one side, building a business across both are the realities clients here actually live.

In practice, that means intake, analysis, recommendations, working sessions and follow-up are available in English or French. Documents are reviewed and conversations are held in either language.
