Frequently Asked Questions
Am I actually pre-approved, or just told a number?
Often, you’re just told a quick number. Our pre-approvals are based on a full review of your documents. We don’t use estimates. This allows us to identify potential problems and address them early, so you can make an offer with confidence.
Fixed vs. variable. How should I decide?
This question isn’t just about rates. The two options differ in how penalties are calculated, how the rate moves with you, how your cash flow holds up over time, and your overall risk tolerance. We consider how long you expect to have the mortgage, how stable your plans are, and how much room your budget has. We will walk you through the pros and cons of each option and help you make the best choice.
Can I simply port my mortgage to my next home?
A lot of people assume that if they move, their lender will carry the mortgage to the new home without friction. Some will. However, porting happens on the lender’s terms, and the rate they offer for the new portion isn’t always competitive. If you’re also facing a large penalty to break early, you can end up in a difficult spot.
The way to avoid this is to choose the mortgage knowing a move might happen. We factor in portability and how penalties are calculated before you commit, so you don’t find yourself in a position where the mortgage is making decisions for you.
My renewal letter came. Do I just sign it?
Your lender’s renewal offer is convenient, but signing it without a second look means accepting whatever rate, terms and structure they’ve decided to extend. A lot can change in 5 years, and your renewal is the best time to reassess. We take another deep dive into your finances six months before your maturity date to give you some honest advice. Sometimes that means staying put with your current lender, sometimes a change is best. Either way, it should always be a choice, never just signing a renewal offer by default.
Is buying a home the same in Ontario and Quebec?
The financial aspect is similar on both sides of the border, but the purchase process is different. In Ontario, you can buy unconditionally without proving financing is in place first. In Quebec, you typically have around ten business days to produce a final approval letter before your conditions come off. That window moves fast, and your file needs to be complete with documents in, income verified, and approval confirmed within that timeframe or the deal is at risk. During the closing process, you will work with a lawyer in Ontario and a notary in Quebec. We hold a licence in Ontario and a certificate in Quebec, and work actively in both provinces. Nothing will get missed regardless of where you’re buying.
